BEHIND ON YOUR PAYMENTS? If you are currently behind on your mortgage payments, your Lender probably has started the "pre-foreclosure" phase. During this time your Lender will call you non-stop and will file a notice of default at the courthouse and schedule a hearing date. Start of foreclosure process.
HAS A COUNTY SHERIFF SERVED PAPERS? If a Sheriff has already served papers to you regarding your house, you still have a chance to respond to your mortgage company disputing the amount owed. Responding to your mortgage company will slow up the process of foreclosure temporarily. Freeze the foreclosure process now.
WHAT ARE MY OPTIONS? There are several options for you during the pre-foreclosure phase that we will list for you. Most people facing foreclosure, leave the property and change their phone number so they won't have to deal with the frustration. The only problem is doing that won't make your problem go away. Your lender do not want to take your home or foreclose your home because it causes them to lose money. Lenders are only concered about performing assets and when you stop paying your mortgage, your Lender no longer has a performing asset.
Here are some options you have when dealing with foreclosure? Understanding foreclosure process.
DEED IN LIEU? A deed in lieu is one option you have when facing foreclosure. What this means is that you are voluntarily turning the house over to the Lender so they don't have to go through so many steps. This is called a voluntary foreclosure and will still affect your credit the same way a normal foreclosure would.
DO NOTHING? Most people facing foreclosure choose to do nothing. They hide from the banks and others and are ashamed of not paying their mortgage. There are more people facing foreclosure today than any other time. You are not alone in handling this matter unless you want to be.
BORROW MONEY? If you are behind on your mortgage, one way to stop the Lender from foreclosing is to pay the arrears plus any penalties that have accrued over time. Find out what put you in this position and find ways to not face this again.
FORBEARANCE? This is when the Lender allows you to set-up a payment plan to bring your past due payments current over time. This agreement is temporary and will only delay the foreclosure process for a short period of time.
SHORT SALE? A short sale is when the Lender agrees to accept less than what you owe on your current loan. This process can take some time and your Lender would rather settle for a loss instead of losing money foreclosing and than have to sell your home for a discount later. This is a good alternative if you cant do anything else to stop the foreclosure.
FOR SALE BY OWNER? You can place signs in front of your yard and around the perimeter of your house and try to sale before the foreclosure date. There is about a 30 day window before your foreclosure date once the process starts, so tell everyone you know that your home is up for sell and they can buy now. Maison Investments can also purchase your home from you before the foreclosure date if you can't sell it on your own.
SELL USING A REALTOR? This option will depend on having some equity in your home. When listing with an agent their commisson is usually paid for by you the seller, realtor commissions can range any where from 3-6% of what the property sales for. Some cases you can negotiate who pays what when selling your home but ultimately you do not want to bring anything money to the table to sell your home.
